We provide as much information as possible about every property so that we don't waste your time viewing properties that don't suit your criteria.
When you decide on one of our properties you will find our staff helpful and obliging whilst trying to make your rental experience run as smoothly as possible.
When you see a property that you would like to view give us a call or send an e-mail. We carry out viewings out with office hours and will endeavor to get you into the property as soon as possible. We understand that finding the right home can take time so if you need a second viewing just ask.
Once you find the right property for you, you will need to put down a deposit to remove the property from the market and show ID (passport or driving License). We require our New Tenant Forms returned to us asap so we can carry out required references. The more information you provide the quicker we can process applications. Guarantor agreements are required for all students or if you have been working for your employer for under 6 months. All guarantors must be UK citizens. If this is not possible 3 months rent upfront will be required. A move in date will be agreed and dates will be set to meet in our office to sign the lease documents.
Your first months rent must be paid in advance of your move in. Without cleared funds keys will not be handed over. Each tenant will get one set of keys. All utility readings will be agreed. Inventory agreed and utilities and council tax accounts will be set up by ACE. Telephone, TV and Internet connections are the responsibility of tenants
When reporting a problem please provide your full address and description of problem. Please also let us know if we can gain access with our set of keys or if you will provide access for our tradesman.
We provide a 24 hour maintenance service should emergencies arise after office hours.(Emergency example- loss of heating or electricity supply. Water or Gas leak) Please call the office 0131 229 4400 and follow the answer machine instructions.
The current weather conditions are not making it any easier for our tradesman to get to properties quickly. Please rest assured that we are working as quickly as possible to resolve maintenance issues and breakdowns.
